Accessibility Guidelines
This guide of the cottages has been written to help you to determine if a property is accessible for you and that the facilities are suitable for you. If you need any clarification or have any questions, please do not hesitate to contact us.
Please note that the property has not been rated under any National Quality Assessment schemes for accessibility. 

The Dairy
The Dairy, at Chestnut Farm, is located down a sloped private driveway approximately 60 meters long and crosses two cattle grids, leading to the allocated parking area for one car which is very close to the cottage. Please note there is pedestrian access alongside each cattle grid. The first pedestrian access located adjacent to the first cattle grid has two high steps onto the land (the first step is 18cm high and the second step 24cm high from the first). Maximum vehicle width no more than 3m to get through both entrance gates.

The Dairy cottage is reached via a cobbled and paved, uneven flagstone pathway. The entrance to the cottage is a sloped flagstone paving pathway up to the front door (the sloped path is approx. 118cm wide) and leads in to a small hallway where there is a built-in cupboard and double wardrobe. The cottage is all on one floor (ceramic tiles with underfloor heating) with no steps. To the right, the hallway leads to a Lounge / kitchenette with small dining area, which includes a 32inch Freeview TV, DVD player and CD radio. There is a gas stove heater fitted in this room.

From the hallway, to the left, there is a double bedroom furnished with double bed, small armchair and built in bedside tables. 
The shower room is accessed via the hallway. This room is furnished with a walk-in shower, toilet, sink and heated towel rail. This cottage is not open plan and the doorways are quite narrow (on average 75cm wide).

The kitchenette area includes a slimline gas oven and 4 burner gas hob, slimline dishwasher, sink, kettle, toaster, microwave and fridge. Please note that this cottage does not have a freezer or a washing/drying machine fitted.

There are smoke detectors in the hallway and bedroom. The Lounge diner / kitchenette has a heat detector. There is a carbon monoxide detector in the bedroom (where the boiler is located) and a carbon monoxide detector in the lounge diner / kitchenette area (where the gas stove is located). The Lounge diner / kitchenette has a plug-in gas leak detector. 

The Barn
The Barn, at Chestnut Farm, is located down a sloped private driveway approximately 60 meters long and crosses two cattle grids, leading to the communal car park with allocated parking for one car. Please note there is pedestrian access alongside each cattle grid. The first pedestrian access located adjacent to the first cattle grid has two high steps onto the land (the first step is 18cm high and the second step 24cm high from the first). Maximum vehicle width no more than 3m to get through both entrance gates.

The Barn cottage is located down a sloped cobbled and paved, uneven flagstone pathway. The entrance to the cottage has one step leading in to it which is 25cm high by 88cm wide that leads directly in to the lounge / dining area. Internally the ground floor (ceramic tiles with underfloor heating) is on one level with no steps. 

The lounge / diner includes 32inch Freeview TV, DVD player and CD radio.

Access to the kitchen is via the lounge, as is the spiral staircase which leads to a small, carpeted, landing area with automatic fire door. There are two carpeted bedrooms – 1 double room and 1 twin room furnished with two bedside tables, a dresser and a wardrobe in each. Please note that this cottage is not open plan and most of the doorways are quite narrow (on average 72cm wide).

The kitchen appliances are Fridge Freezer, Gas Oven/4 burner Gas Hob, microwave, toaster, kettle, dishwasher and washer/dryer.

The bathroom has a toilet, hand basin and bath with shower over the bath.

The first floor is heated via hot water radiators with thermostatic valves on each.

All first floor windows have lockable window restrictors fitted to prevent any falling hazard.

Each room in the cottage has a smoke detector. The kitchen has a plug-in gas leak detector, a heat detector and carbon monoxide detector. The kitchen is where the boiler is located.

The Farrows
The Farrows, at Chestnut Farm, is located down a sloped private driveway approximately 60 meters long and crosses two cattle grids, leading to a designated car park for two cars. Please note there is pedestrian access alongside each cattle grid. The first pedestrian access located adjacent to the first cattle grid has two high steps onto the land (the first step is 18cm high and the second step 24cm high from the first). Maximum vehicle width no more than 3m to get through both entrance gates.

The Farrows cottage is located up a sloped gravel driveway leading from the second cattle grid. The entrance to the cottage has three steps leading in to it – the first step up is 9cm high, the second step up is 17cm high and the third 14cm high. The entrance doorway is 92cms wide that leads directly in to the lounge / dining area. Internally the ground floor (ceramic tiles with underfloor heating) is on one level with no steps. The lounge / diner includes 32inch Freeview TV, DVD player and CD radio.

Access to the kitchen is via the lounge / diner. The kitchen appliances are Fridge Freezer, Electric integrated oven with 4 burner Gas Hob, microwave, toaster, kettle, slimline dishwasher and washer/dryer.

One of the bedrooms (twin bedroom) is located on the ground floor accessed via the lounge / diner. The twin bedroom is furnished with two single beds, two bedside cabinets, a dressing table and wardrobe. Please note that this room has a low, sloping ceiling (highest point 2.49m to lowest point 1.08m).

Access to the double bedroom is via a small hallway that leads from the lounge / diner to a ground floor dressing room / walk in wardrobe area. The dressing area has a plug-in gas leak detector. From here a staircase leads to the first floor, which is furnished with a double bed, two bedside tables and a chair. This bedroom is not suitable for children due to the balcony style stairway leading to the bedroom. The first floor is heated via hot water radiator with thermostatic valve.

There is a shower room, sink and toilet that leads from the lounge / diner hallway. Please note that this cottage does not have a bath fitted.

Barn End
Barn End, at Chestnut Farm, is located down a sloped private driveway approximately 60 meters long and crosses two cattle grids, leading to the communal car park with allocated parking for one car. Please note there is pedestrian access alongside each cattle grid. The first pedestrian access located adjacent to the first cattle grid has two high steps onto the land (the first step is 18cm high and the second step 24cm high from the first). Maximum vehicle width no more than 3m to get through both entrance gates.

Barn End cottage is located down a sloped cobbled and paved, uneven flagstone pathway. The entrance to the cottage has one step leading in to it which is 17cm high by 78cm wide that leads directly in to the dining area. Internally the ground floor (ceramic tiles with underfloor heating) is on one level with no steps. Access to the kitchen is via the dining room. 

The kitchen appliances are Fridge Freezer, Electric Range Oven with 5 burner Gas Hob, microwave, toaster, kettle, dishwasher and washer/dryer.

The dining room also incorporates one of the spiral staircases which leads to a small carpeted landing area with automatic fire door. The landing hallway leads to two carpeted bedrooms – 1 double room furnished with a chest of drawers, two bedside tables and a wardrobe. The second room is furnished with a bunk bed (the top bunk accessed via a ladder), a wardrobe and bedside table. At the end of the landing there is a bathroom with a toilet, hand basin and bath with shower attachment fed by the bath taps.

The lounge area is also reached via the dining room. The lounge includes 32inch Freeview TV, DVD player and CD radio. This lounge area incorporates a second set of spiral stairs leading to a small landing area with automatic fire door leading to a twin bedroom. This room is furnished with two single beds, a wardrobe, one bedside table and one full length mirror. The adjacent ensuite has a shower cubicle, toilet and hand basin. Both rooms are floored with laminate wood flooring. Please note that this cottage is not open plan and most of the doorways are quite narrow (on average 70cm wide).

Please note that the spiral staircase located in the lounge has balustrade that is quite wide and may pose a falling hazard to smaller children. The gaps between the balustrade are 30cm wide.

All first floor windows have lockable window restrictors fitted to prevent any falling hazard.

All of the first floor is heated via hot water radiators with thermostatic valves on each (except the ensuite shower room which does not have a thermostatic valve on the radiator).

Each room in the cottage has a smoke detector. The kitchen has a plug-in gas leak detector, a heat detector and carbon monoxide detector. The kitchen is where the boiler is located.
